We have a full time department dedicated to warranty and repair service. It is our goal to see that our customers are as satisfied with their home a year after closing as they were on their closing date.

  If I do not use all my allowances, do I get a credit back?
Yes, any shortage in your allowances will be first credited back to any overages and any remaining will be credited to the contract price.

Does Landmark Homes pre-wire for security systems?
No, Landmark Homes does not become involved in any security system installation due to the liability. We will however, be glad to coordinate with your own independent contractor to do this.

What closing costs does Landmark Homes pay?
Landmark Homes will pay the attorney fees for certificate of title and closing. We also provide you with a survey and flood certification, appraisal to your mortgage company and other closing cost up to $250.00. We do not pay origination fees, discount points or loan title insurance.

Does Landmark Homes take a trade for your existing home?
No, we do not.

How long does construction take?
There are many variables to this question. Typically, construction will take roughly four months from the date the slab is poured. However, weather, subcontractors, and other things beyond the builders control could affect this time frame. Landmark Homes will generally quote six months from contract date to closing.

If I change my mind, will I get my earnest money back?
In some instances you can get your earnest money refunded (i.e.- job transfer, unable to qualify for mortgage, or if you have a contingency in contract that cannot be removed). However, if you simply change your mind or decide to purchase another home, then no, your earnest money will not be refunded.

How much earnest money will I need?
Usually the earnest money deposit is $1,000.00 unless there are several major changes and additions. Then the amount may be slightly higher.

Can I make changes?
Yes, on most new home plans there are some structural and cosmetic changes that can be made. However, when buying an existing new home, this may not be possible.

Will there be an extra charge for changes?
Sometimes yes, depending on how involved or in-depth these changes are. There are some minor changes that may be made without cost.

Do I have to get a construction loan when building a new home from the ground up?
No - all financing for construction is handled by Landmark Homes. The only money that you will need prior to closing will be your earnest money deposit upon signing a contract to purchase.
